About MKO Global House

Smaller footprint
Greater intention

MKO Global House stands for modular homes that combine visual calm, practical layouts and a highly personal planning experience. Every project begins with the people who will live, work or invest in the space—not with a standard package.

Prefabricated components are produced by our manufacturing partner in Türkiye and assembled on site in Canada. We coordinate the agreed scope, from individual services to a complete project, with local requirements reviewed for your location.

How the system comes together

Precision in every layer

A working home needs more than the building itself. We connect land preparation, foundations, the home and its utilities in one project-specific scope.

Modular construction logic

Planned as one connected system

Structure, envelope, services and interior are coordinated before delivery.

01

Site preparation & access

Site access, clearing and ground preparation are planned around the land and the intended use.

02

Foundations & ground conditions

A foundation approach matched to the soil, frost conditions and local requirements is defined for the site.

03

Prefabrication & assembly

Prefabricated components from Türkiye, coordinated logistics and on-site assembly in Canada.

04

Energy, water & off-grid

Grid connections or solar power, battery storage, well water, water treatment and wastewater options are discussed for your location.

05

Interior completion & care

Choose the level of interior completion, with handover, service and maintenance options included as agreed.

Materials, assemblies and technical values shown or discussed are not binding until confirmed in the project specification and reviewed against the applicable requirements at the Canadian project location.

Your path to an MKO home

One clear journey
Six defined stages

A structured process turns a complex construction project into understandable decisions—with visible responsibilities at every stage.

Stage 01 · Discovery

Goals, site and intended use

We clarify how the home will be used, where it is planned and which requirements matter most to you.

Stage 02 · Concept

Model, layout and design direction

A base concept is selected and aligned with your preferred layout, facade character and interior scope.

Stage 03 · Specification

Scope, materials and project review

The project specification is developed and the relevant local, logistical and site-related questions are identified for review.

Stage 04 · Production

Coordinated off-site construction

The agreed components are manufactured by our partner in Türkiye, while site preparation in Canada is coordinated with the project schedule.

Stage 05 · Logistics

Transport and site coordination

Delivery access, lifting, foundations or supports and on-site responsibilities are aligned before dispatch.

Stage 06 · Handover

Installation, connections and completion

The final on-site scope is completed according to the agreed responsibilities before the project moves into handover.

Planning for Canada

The house is one part
The location is the other

Canadian requirements can differ by province, municipality, site and intended use. Those questions belong at the beginning of the project—not at the end.

A coordinated route from concept to a Canadian site

MKO brings access, foundations, power, water and wastewater into the project conversation early. The chosen solutions and responsibilities are agreed for your Canadian site, with local specialists and authorities involved where required.

Important: The website does not replace architectural, engineering, permitting, zoning, transport or legal advice. Binding feasibility is confirmed only for the individual project.

Delivery feasibility depends on the exact destination, route, dimensions, lifting conditions and site access. These points are reviewed for the individual project before a binding commitment.

The collection is designed as a starting point. The degree of customization depends on the selected concept, technical feasibility, project scope and applicable requirements.

Permitting and zoning responsibilities are defined in the individual project scope. Local authorities and licensed Canadian professionals may need to review or submit project documents.

Timing depends on design decisions, specification, approvals, production capacity, transport and site readiness. A project-specific schedule is prepared after the scope and location have been reviewed.

The exact inclusions are listed in the individual proposal. Depending on the project, transport, foundations, crane work, local connections, permits, taxes or local trades may be separate items.

Ideally: the Canadian province and municipality, intended use, whether land is secured, preferred home type, desired scope, approximate budget range and target timing.
